Old thread is too old and the CList ad was expired. This will provide a new thread for the flaming.

It is going in MLS tomorrow and the price is based on a recent appraisal.

thanks, no one that came by on the home tour really flinched at the price. we had between 150-200 people come through.

I like your house a lot, but everytime I drive by I can't help but wonder if you're affected by the surroundings. Do you have a lot of rift raft coming through your yard and bothering you? That corner behind you just always seems to be filled with some rough characters, not to mention the projects right over there. Don't mean to be putting a bad light on your house, it's a great house, I'm just curious with that location.

^^ I have never had an issue. You have to live here to understand that the people that hang out pretty much mind their own business and respect you if you respect them. I have been working with RPD on cleaning up the issue and just recently they have started writing trespassing tickets for anyone that is hanging out there.

The "projects" there are actually well maintained and there is generally not much that goes on as far as crime is concerned.

The neighborhood is not 5 points by any means but it has the potential to be. When is does this home will sell for a good deal more than what I am asking. Especially when I put another new house beside it and more renovations start in the area.

^^^ I'm sure there are plenty of people who wish their assessed value was a lower than the actual value. Thats what they base property tax on.

^If you put this house in po-dunk Johnston County it would still be more that $170k.

Here is what has sold so far across the street...

900 sqft - $215k
1250 sqft - $269k
1397 sqft - $285k
1088 sqft - $258k
925 sqft - $219k
985 sqft - $225k
750 sqft - $180k

None of them have driveways, garages, and are not nearly as nice on the inside. We are pretty close on price.

if you want what you're asking for, i'd wait 1-3 years. It's a buyers market. There are a ton of houses on the cheap.

I would consider buying it for a much lower price. This price seemed right during the peak, but not anymore.

so since you are such a real estate professional why don't you enlighten us on what you think is wrong with the neighborhood? when you do so, could you please tell us which part of the neighborhood that you live in to prove to tww that this is credible information.

also, i would like for you to explain to me the 9 sales for the neighborhood in the past year.

one more thing. while you are explaining these things, please offer your opinion on list price.

Love your house man. I'm not in a buying position at the moment otherwise I'd consider it.

Based on tax info, the (your) house is all new construction as of 2008? As it appears the original house in 1996/97 caught fire and ended up being razed. Again, just eyeballing tax notes here. Please correct me if otherwise.

Don't get mad at me because you decided to build a nice house in a shitty transitional neighborhood, and I told you that you're asking too much for it.

There's a lot of factors that contribute to you self-admittedly not being able to get that asking price.

The market in DTR is down, regardless of what you may think.

That neighborhood is underdeveloped for that sort of pricing.

There's still an element of undesirables in that neighborhood, and the businesses nearby aren't going to change any time soon.

these 9 sales I am talking about are either new construction or fully renovated. there are also 5 more being done as we speak. Im not sure what your definition of development is but I would call 14 houses either sold or in progress and another 14 slated to begin within the next year and a half development.

now, what do you suggest I list it for?

A couple of tips for on your listing.

- Have a virtual tour done and professional photos (http://www.champagnestaging.com is my favorite place and good prices)

- MLS allows you to zoom out and get rid of that white space around the pictures when you upload them but you have to change some settigns in IE to get the controls to work. You may want to have the person who listed your property call in to MLS for help with that if they are not familiar and fix the pictures.

- You have too many vertically oriented pictures. Your MLS listing flows to thousands of websites and they are designed for horizontal photos. That main picture definitely need to be replaced with a regular orientation photo. If you hire the photographer she can probably get one that shows the house without anything you do not want in the picture.

Virtual tours are great, but I just wanted to share a word or warning. Homes that are listed with virtual tours and 360 views are burglarized something like 3:1 compared to a standard listed home. Thieves use them to "case" your house since they're able to see what electronics and sometimes jewelry or other valuables you may have readily accessible. I'm not trying to be paranoid or anything, and if the house is empty it's obviously not an issue. I just wanted to share what I'd learned during the listing of our home. Best of luck!!
