Personaly, I want a 2 car garage, where I can use half as a work shop for small stuff, and the other half as staging area for long term projects. (Like converting the truck to power steering which involves changing out axles etc). I also want a storage shed outback to keep the lawn equipment and other assorted bs in. But it looks like a garage adds another 40gs to the cost of a house. Discuss.

I've always wanted a 3 bay garage with tall doors, a tool/storage room on one end with an office room, bathroom, and break room on the other end. One bay would have a decent lift, the other two free for projects and parking. The garage would have to be deep enough to fit a long bed, crew cab pickup comfortably and have enough room for work tables against the back wall.

40k? wtf kinda house/garage are you buying?

i want a big ass industrial type metal building w/ at least 12-15ft. ceilings, 4 bays, 2 lifts, etc. etc...

Wouldn't you have to live in bumfuck to ever build something like that? I don't think most neighborhoods would allow it. Isn't it possible to rent a workspace with a lift for a decent price?

I want a concrete pad and one of those little tarp structures. That would be an improvemnt over what I've got now.

Me too. I'm tired of making do with floor jacks and stands and not having enough room for at least two cars at a time plus working and assembly room.

houston: yeah ive been thrown that $40k number too, i think its BS. are you building a new house? my gf and i hope to find a house before next summer, and even though its cheaper to get a house w/o a garage, building one may get to be harder than 8 bitches on a bitchboat if the neighborhood nazis and zoning board have anything to say about it.

ivan and i share the same dream building, but realistically ill settle for even the standard modern tiny ass 2-car garage, and i can toss up a car-port to store the cutlass under. of course ill hook that shit up, come right off the main box with power for compressor and maybe a welder, run plumbing for air lines...mmm mmmm

40k is not building a garage from scratch, its buying a house with one. Essentially I can buy a house that I like for 140-150k, but if it has a garage, most of the houses have been in the 180k range. I have also looked at buying a house w/o garage and building one, however this is hard because of the permiting and neighborhood assoc, but also because most lots are too damn small or the house is oriented wrong to build a garage. And I am not interested in living in bumfuck or holly springs, so I dont want to hear that arguement. Both my wife and I work, and its not worth driving an hour into work everyday for either one of us.

^^are you talking about resales or new construction? i can possibly see a 2 car garage causing a resale to be 30-40k higher, but no way in hell for new construction (assuming comparable square footage). for example, the company i work for (anderson homes) the added cost of a home with a two car garage may be 10-15k more compared to a similar size house without a 2 car garage.

Resale, very little new construction in this area, cause there is not really many new developments. When you find them, they are on .1 acre lots, and if my house catches on fire, I dont want to land on my neighbors roof when I jump out the window.

where are you looking for a place? if you see anything here http://www.ahihomes.com that may interest you just let me know. it is hard to find new construction in raleigh for that price range with a decent lot, at least for single family homes.

I have a 23 x 25 detached garage with a loft above. Its a bit too tight with full size trucks/suvs. The bummer it that there are steps on the back wall to get to the loft. takes a good 3 feet out of one bay. The previous owner installed a leantoo on both sides. Its good storage for long term projects and what ever else you want to keep out of the weather. Future plans include closing in the leantoo's to make it a true 4 bay garage,move the stairs outside and run a 220 service to it. Alot of older communities dont have a covenance or homeowners association. I think the general rule is 25 years or older. I know mine doesnt and thats fine with me.
