If you buy anything in that price range find out everything you can about the HOA. Check for pending assesments, is it well managed, are the dues reasonable for the amenities/maintenance? In this price range there is a good chance you are looking at some older units. If there are any pending assesments that you find out about it will be a good negotiating tool should you still decide to purchase.
If you find that the HOA or management company is not managing the community well you may want to rule that community out. Once bad precedents are set in a community it is very hard to get rid of them. 4/24/2006 1:49:57 PM |

Driftwood Manor...
I bought a condo there... 2 bedrooms for under 60k.
There are a few places available there still ... My sis is looking to buy one there now....
2 miles from campus off of western and near the melbourne rd exit ramp.
look for listings under schaub dr., sandlin place, teakwood place.
I just renovated my place, so its way nice, so you probably wouldnt want to pay what it would cost you.... but there are others there, and the neighborhood is way quiet and nicely landscaped. 4/24/2006 2:12:56 PM |

and around 60-70 you're definitely gonna be living in some SKETCH places. check out craigslist...that's how we found our townhouse!

The mushrooms are called Mill Ridge. They are very small but the neighborhood is less sketchy than most anything else you will find in that price range. It is also a great location to invest in. (I would say moreso than what you will be finding in that price range in North Raleigh.)
EDIT: There were about 7 of these for sale when I was looking a year ago. There are only two listed now. I think investors are snatching them up because of all the nearby development proposed. It really is a great location. Almost instant acess to 40 and the beltline.

agreed...many of these newer places are asking around 120-130+ though

They are expensive but look at the location. One of the greatest malls in Raleigh within walking distance and easy acess to all the main roads. In '03 I sold a townhouse right across from those for 300k (brookside village, the brown ones with stone on them) There is nothing wrong with a luxury townhome if it meets your lifestyle. I would much rather purchase a luxury townhome or condo than a mcmansion. However, I would be putting my money in downtown and not the suburbs.

Townhouses around NCSU have the weakest appreciaton history. It's still worth it to be so close to the bars though.

we just did alot of stuff on it to make it alot nicer on the inside visually and upgraded all the appliances/heating&cooling. its in classifieds and here is the Craigslist link
