I am looking to buy a house in Brier Creek this spring, but dont really need all the space.
Where you come in:
I would rent out a bedroom for $750 a month (everything included: water, power, roadrunner/HDDVR digital cable in every room, I have a 62" HDTV for the living room and a pool table, of course washer/dryer is included, and you can use my grill, etc)
Thoughts?
Itd be something like this

Just seeing if anyone would be interested 10/16/2006 3:06:49 PM |

sounds like someone can't make the mortage.
BTW: that is REALLY expensive for 1 bedroom! You can get a whole apt for that! 10/16/2006 3:10:43 PM |

a 1br apt in brier creek is 750-850 b4 anything, kids
I can afford the mortgage, i just would have the extra space that I would be doing nothing with.

I went looking at apartments at Brier Creek and you can get an apartment upwards of $600 at "The Perserve" and "Carrington." There is also a big difference between sharing a house and living in your own apartment.

^^ not in this area
more like 1500
you cant find a townhouse for under 180 in brier creek
Like I said though, i was just gauging interest.
I figured it was probably a waste with mostly college people who are used to shitty apartment complexes going for 400 a month. This is a wayyy nice area and a really nice house off of a golf course and part of the country club.

It's not so bad when you consider you'd be paying about 150 for utilities(gas, waste, electric, water) and cable/internet.
So it'd be really like 600 in rent and you get to use all my stuff in a big house.

it's that bad when for 750 you could get a somewhat decent 2br to yourself - and if you had a roommate that would be stupid enough to pay 750 then you could get a top of the line luxury apt. for 1500 (including utils) in raleigh 10/16/2006 3:41:13 PM |

$750 is an ok deal depending on the house.
i used to charge my old roommate $450/month + utilities but thats only because he was a friend of mine or i'd have charged him a lot more. 10/16/2006 3:41:25 PM |

wow thats uber expensive for the size. my parents paid over $100,000 less than that for a 3,000+ sq/ft house....but then again it was 11 years ago and they were the first house in the neighborhood.10/16/2006 3:43:19 PM |

thats what im saying, its like a 400k house with everything in it. I'm never home. In brier creek thats a great deal
in near campus it sucks because you have shitholes like UWoods, UHouse, and Lake park renting for 300 a month for being the 4th in a cramped 4br with a 100sqft living area
^^ brier creek is wayy expensive, but this place is going to be worth 600k in like 5 yrs. It's the area

don't fall into the alligator trap....brier creek is already overpriced....and houses are sitting on the market for awhile cuz ppl are trying to capitalize at the peak.....they are opening up new neighborhoods next to brier creek...get in those instead for cheap instead of paying for overinflated pricing now10/16/2006 5:44:16 PM |

Damn, poker must have been good to you this year. If you don't need the space, then why don't you get a smaller place. I've been looking in the 1800 sq foot range recently. Let me know if you find any good places outside of Brier Creek, although I'm looking to spend about half of what this place costs. 10/16/2006 5:46:19 PM |

ive been saving homey
^they are expanding the brier creek contry club neighborhood, which wil drive up the value of the homes located closer to the country club. The houses will start out $texas like the rest of the subdivision.

maybe in briar creek proper prices are that high apartmentwise, but i hate to tell you not 10 minutes from briar creek you can have a three bedroom apt for like $800, the MOST expensive one bedroom i've seen where i live is $700, and i know my own complex (who has that $700 one bedroom) has others at like $500. Get an apartmentmate and you're way ahead. Hell, I live like 10 minutes from briar creek up off Lynn and pay $930 for a three bedroom place then have roomates and split it up, but even with a just two people it's still much cheaper.
$750 is a bit too high to be asking for helping out on a mortgage unless you're renting to a friend who just wants to help you out.

man you gotta be out of your mind. i work for the place that designed and built almost all of brier creek, and they are still working on designing and building even more. that place isn't even close to being fully developed, and you will be waiting a LONG time for your house to appreciate that much. saying that brier creek is so expensive is also not true, they designed that place to attract a wide range of income classes, and there are homes, apartments, and townhomes available throughout that development for any price range. you need to do some research on modern development, especially mixed-use developments built to piggyback on large commercial retail centers. you're crazy thinking you can buy a house in there and then get somebody to pay half or more of your mortage for you just to sleep in one of the rooms when they can rent an entire apartment by themselves in that area for the same price OR LESS! 10/16/2006 8:30:51 PM |

$750 really isnt a bad deal IMO
having lived alone for 2 years in college & again now, utilities, cable bill, internet etc all adds up when you're the only one paying it
also, for someone who is looking to escape from the regular college apartments this seems like a nice option
yeah the price might be a little high for some people-- but those obviously aren't the type of people he's trying to attract
$600/mo and you might have a little more luck, but for a brand new place close to the airport, shopping, etc i think its ok 10/16/2006 9:41:51 PM |

Ok mebbe I exaggerated but the place I'm looking at will definitely be worth a lot more in about 5 years

like i said before, i dont need someone to help me pay for it, i just said i would have a bunch of extra space and was seeing how much you think i should rent it for. I mean id be fine with 450 a month and someone not touching any of my shit and them paying for part of the utilities

^^ And there is the problem, at $450 they can't "touch your shit", which means what $450 for a room and you cant use the living room or the kitchen? Seeing as how you own the house i presume you'd own the common area furniture too. Still not a decent deal. Try $450 + utils with normal common area privledges. (or actually a little more than $450 might fly, but not with those restrictions if you mean what I think you mean)

you also said you wanted somebody who wouldn't touch any of your shit, which doesnt make it sound like a better deal then renting on their own when they will be paying more anyway. you asked for opinions on your situation and i gave you mine, and as somebody who has helped design and build the fucking place i probably know more about it then you do as far as who the community targets, and that is a wide range of individuals. that is why the place has huge country club homes, smaller homes, townhomes, and apartments and it is still growing and expanding. you wanted some input and i gave you some, if you really want to rent out a room in a house there, unless you personally know somebody who wants to go in it with you, the price will have to be lower then 750 10/17/2006 12:31:58 AM |
BoobsR_gr8 All American 30000 Posts user info edit post |
i was saying that itd be like 450 if they didnt touch my stuff
also your "less expensive homes" by the toll brothers are like 270. So, how does that appeal to students? 10/17/2006 12:34:03 AM |
chipendave All American 634 Posts user info edit post |
they dont, thats why brier creek also offers townhomes and apartments for rent... students and low income families don't buy homes.... like i said, the community is set up for all income ranges which is typical of about any neighborhood built around a large commercial center 10/17/2006 12:36:09 AM |
