cause, I want to log in to Tempo and use that functionality to search for a house in durham (i have an agent, i'm just a control freak and want to do some detailed searched myself). i'd promise not to break anything or do anything bad!!!!

Your best bet would be to sit down with your agent at the computer and do this. I know it seems silly but TMLS checks IP's and the first violation fine for sharing your password is $1500 and subsequent sanctions range from $3000 to termination of access. They nail people for this all the time and have recently stepped up enforcement.

If you are looking to see things that are available the best website is http://www.hpw.com they have the most comprehensive search features. All of the data on those websites is less than 24 hours old and updates from MLS nightly.
If you want to study trends, sales history, & appreciation of a particular community then you could sit down with your agent and get on MLS to do that. You can research pending and closed sales there.
Everything that is available will be on all the websites, the only data that we can see that you cant is the days on market, history of price changes, commission, and the listing agents name. If you want any of that shoot me a pm and I will send it all back to you. ] 2/29/2008 12:21:25 PM |

^yea i had noticed that hpw's site was the best. basically, the two biggest things i'm looking for are hardwood floors and a sunroom/screen porch/glass porch. under 150k, 2+ bedrooms, and in a safe part of durham

Tempo is the database that all of the listings are kept in. All of that data flows to realtor.com, yahoo real estate, and any other website who has an agreement with the TMLS to show it. All major websites like remax.com, hpw.com, kw.com, etc pull this same data.
The best thing to do if you are looking is find the website with the best user interface (I hear time and time again its hpw.com) and then find your properties there. If you already have a Realtor all they need is the MLS number or property address to look it up and then they can research it further.
Before the internet all of this information was published in huge books that went to the real estate offices each week and you would have to trust your Realtor's judgment to find exactly what you were looking for. Once computers took over the Realtor associations realized how revolutionary it would be to have all this information shared on the websites (all listings, not just the ones for that office). Clients could do research at home and work and be more in control of what they investigate further.
The information sharing is probably the best and worst thing that has happened to the real estate industry. It makes sure clients get the most up to date and complete information, but at the same time it really changed how we do business. It allows Realtors to focus more on consulting and spend less time guessing what their clients wants and needs are. From looking around for different sites to search on, this is what I've found:
www.hpw.com allows for the most "check boxes" for different additional items. They are also the website I've found that, most often, has all of the pictures associated with a property (some sites only have the main picture), so even if I find a house on another site, I look it up on hpw to see if there are any addition pictures or information.
http://www.ziprealty.com/buy_a_home/search/form/city.jsp?cKey=4q7zg3cd has a lot of "check boxes" as well. and the pages offer a lot of extra information than what is on the MLS sheet - like about how that house compares to other houses nearby (in tax value and list price), etc...
www.fmrealty.com allows you to do a keyword search *one thing i just came across that helped me with that keyword search, is this list of valid field values for Tempo : http://www.trianglemls.com/tmls-fieldvaluesfortempo.htm
http://www.zillow.com doesn't always have the newest/freshest data, but they do provide information about the price/value of neighboring houses. they also tell you what they estimate the house is worth, give you a value range, show you the market value change history, provide sales history and tax information, etc... 2/29/2008 1:42:49 PM |
