1/24/2009 1:40:12 PM
wow, i like!
1/24/2009 1:41:49 PM
Yes, the cave part is true, only has four windows BUT they are floor to ceiling and gorgeous. also has a small deck so that will be nice if all goes right and we get itits 2250 sq ft. not including deck which is 400 sq ft
1/24/2009 1:50:03 PM
what's the list price?
1/24/2009 1:51:48 PM
nice pendent (sp) lighting
1/24/2009 1:59:41 PM
I think $329k We are leasing with option to own should we decide. The monthly lease is super cheap though cause he can't get anyone to buy right now.Win situation
1/24/2009 2:39:08 PM
i hate the exposed hvac duct work
1/24/2009 2:42:10 PM
Really that's the only place that has it. He had 2 other units that had exposed brick that I kinda wish this one had but it's the biggest of the three.
1/24/2009 2:43:29 PM
329k you should only want to afford a house you have 20% in cash forlease i know but still[Edited on January 24, 2009 at 2:46 PM. Reason : .]
1/24/2009 2:45:05 PM
That's what we are saving up to and why we haven't snagged it yet. Plus with the economy being the way it is we may be able to talk him down. Any rent we do pay will go towards principle should we decide to take the offer. It's definitely a hot piece of investment ass. But too much for us right now for purchasing. The rent is much cheaper because he wants someone in the place ASAP[Edited on January 24, 2009 at 2:47 PM. Reason : ....]
1/24/2009 2:46:46 PM
^^eh, i dono if it NEEDS to be 20% (if you absolutely want to avoid PMI sure) but at least 10-15% for sure - thats my goal for getting a house next year and I feel pretty comfortable with that. But with that being said..I do HVAC design and even I dont want exposed duct in my place I do like the paint scheme and floors though[Edited on January 24, 2009 at 2:48 PM. Reason : ]
1/24/2009 2:47:19 PM
Really the place is so huge that the duct is a minor detail
1/24/2009 2:48:25 PM
of course, but i have to find something to be picky about!
1/24/2009 2:48:57 PM
obviously you don't need 20% but you're gonna pay that much more out in interest and wait that much longer to start in on principle[Edited on January 24, 2009 at 2:50 PM. Reason : .]
1/24/2009 2:49:04 PM
We will see PaulIsDead. It is a lot and we aren't going to be stupid about it, if we can't do it the way we want then we won't, but we like the possibility.
1/24/2009 2:50:10 PM
this worked out well last time
1/24/2009 2:50:51 PM
i dont remember last time?

right my point is really the cost of the house. need a starter house you can afford all the other stuff too not throw in and be house poor
1/24/2009 2:55:21 PM
yea definitely, 329k is rather high for a first. I hope you two have at least like $125,000 in income between you two or something[Edited on January 24, 2009 at 2:58 PM. Reason : ]
1/24/2009 2:56:54 PM
even 125 is pushing it.i wouldnt do 329 on less than at least 150 combined[Edited on January 24, 2009 at 2:58 PM. Reason : even then that seems tight]
1/24/2009 2:58:23 PM
It's not a first house and he makes that all on his own. However it's a big chunk and we want to wait it out at first. See if we even like it, what the area is like, if there's growth because eventually it would become rental property.
