Yes, the cave part is true, only has four windows BUT they are floor to ceiling and gorgeous. also has a small deck so that will be nice if all goes right and we get it

its 2250 sq ft. not including deck which is 400 sq ft

Really that's the only place that has it. He had 2 other units that had exposed brick that I kinda wish this one had but it's the biggest of the three.

That's what we are saving up to and why we haven't snagged it yet. Plus with the economy being the way it is we may be able to talk him down. Any rent we do pay will go towards principle should we decide to take the offer. It's definitely a hot piece of investment ass. But too much for us right now for purchasing.

The rent is much cheaper because he wants someone in the place ASAP

^^eh, i dono if it NEEDS to be 20% (if you absolutely want to avoid PMI sure) but at least 10-15% for sure - thats my goal for getting a house next year and I feel pretty comfortable with that. But with that being said..I do HVAC design and even I dont want exposed duct in my place I do like the paint scheme and floors though

obviously you don't need 20% but you're gonna pay that much more out in interest and wait that much longer to start in on principle

agreed 100% with you dude, especially with something expensive, but even with saving a lot on a good salary its tough to have 20%, + closing costs, +money to fix/get the stuff you want/need to right away (fridge, etc.), + leaving a few months savings in the bank just gets crazy. 10% plus all that is a lot more reasonable, and then the plan would be to pay above normal payments to get the pmi out of the way as fast as possible for me

Im not looking at something super expensive (~200k maybe) But 40,000 vs 20,000 in cash is a huggee difference.

yea definitely, 329k is rather high for a first. I hope you two have at least like $125,000 in income between you two or something

even 125 is pushing it.

i wouldnt do 329 on less than at least 150 combined

It's not a first house and he makes that all on his own.

However it's a big chunk and we want to wait it out at first. See if we even like it, what the area is like, if there's growth because eventually it would become rental property.
