Just putting this out as a feeler to see if anyone is interested or wants to pass it along.
I own a 2 bedroom townhouse in the Trailwood/Lineberry area that I have lived in since sophomore year of college. It's a double master home - both bedrooms have their own private bathroom, walk-in closet, and ceiling fan. There is also a half-bath downstairs.
It's a two story center unit with large living room, gas logs fireplace, and fully-equipped kitchen. Back porch is super nice in the summer and includes utility closet. Upstairs laundry room is also fully-equipped. Development was built in 2001/2002-ish, iirc, so it's still in great condition.
Majority of house is professionally painted but I'm probably going to overhaul all paint and carpet in the next few months, so it'll look brand spankin' new.
This would be a great fit for two upperclassmen/grad students/recent grads or a couple. My boyfriend and I have lived here with two dogs with plenty of room for all of us and are buying another house soon.
There are two parking spots per house and ample guest parking.
Rent would probably be around $1050 (3 bedrooms go for $1250+ and the two non-master bedrooms are MUCH smaller than this house's second). I will take care of HOA dues (~$100/month).
Utilities will be on your own but electricity and gas average about $50/month each (seasonal flip-flopping - let me know if you want me to pull up my averages since living here) and TWC is the primarily cable/internet provider here but you could shop around for that.

what your mortgage is doesn't mean anything.
average mortgage out here is about 30% higher than rental costs. Just realize it's better to lose 2-300 a month, than it is to lose 1000 a month.

It IS in fact a short term loan. Point is, I paid $1050 in rent for 6 months before I bought this years ago.
Like I said, the three bedrooms rent for even more.
One house has rented for less in this area and the tenants were ghetto and trashed it. I'm 99.99% sure it rents for more now. 1/26/2009 6:23:23 PM |

good luck selling two people on 525/month + utilities for something other than a [bad ass] house.

All of those are well and fine reasoning for your own decisions. If you're not interested or wanting to pay that much, fine. Don't. Plus, this isn't just a "decent" property. You're paying for what you get here - take it or leave it. I'm open to reasonable offers.

Moron. I can guarantee you I'm a heck of a lot more qualified than some of the terrible landlords that take advantage of people - we've all heard the horror stories.
Plus, not only am I a licensed real estate agent, but my firm has an excellent portfolio and track record with rental property. You can at least be confident that I know what I'm doing and won't be screwing anyone out of anything - plenty of folks on TWW can vouch that I'm a phenomenal person to do business with.
Last, I've had at least three separate people live here who've found me via TWW, who have paid very comparable to what I'm asking. I'm sure that all three would be glad to chat via PM at any interested renters request. PM me if interested.
I'm not desperate to find someone to rent it, I am just putting out a feeler in hopes that it might be a good fit for someone. If not, it's really no sweat off my back - it just didn't work out.1/27/2009 1:38:24 AM |

the fact you're a real estate agent and work for a firm isn't gonna convince anyone that you aren't charging too much (in fact it might do the opposite)

i think a good real estate agent would post the square footage of the house at least....
