we're not testing for radon b/c it's typically not done in alamance co. and the house doesn't have granite countertops (yet) and there's new plastic covering the ground in the crawlspace (which is required on newer construction)

according to the EPA, alamance co has a low radon potential, average level < 2 pCi/L

And did you hire a thorough home inspector? Make sure the seller pays for everything in closing costs.

Also, get the sellers to pay for warranty insurance. If anything goes wrong later, you can just use the insurance.

we hope to find a house out in the county (no city taxes, no city communist utilities) sometime in the next year, 2 years. if i could specify (within reason), i want 2 stories (master bedroom upstairs), 5-10 acres, 3 bedrooms, 2 baths, 1 half bath, garage or shop type thing (not just a little storage building).

there was one that fit the bill about 6 months ago, but we were in no position to think about selling my house or buying another. too much wedding stuff to do. we're still not there yet but once we get back from montana i plan on getting serious about fixing up the house to sell.

I think the only way I'd buy a 2-story house is if the upstairs and downstairs were two different zones for the heat/AC system. I've lived in three 2-story places with a single HVAC system/thermostat for the whole house, and it's always too hot upstairs if it's comfortable downstairs or freezing downstairs if comfortable up.

congrats on the house!!

here is my house that we built out in the sticks: 2200sf, closest neighbors 1600 ft, closest town 5 miles, attached carport, dual heating and air for upstairs/downstairs....we love it. unfortunately, we built at the worst possible time (2 yrs ago). since then, labor has gone down a whole lot. oh well, its done.

^yea, i know. i have some friends that are building now and they are just blowing right through the building process. i mean, the contractors are working dirt cheap and they are begging to come work. when i did mine, i was begging those guys to come and finish. its crazy.
