sure. take them to kinkos or accent imaging and they can put them in .tif or pdf format.

Seems like when my dad got somebody to paint this place after he bought it, the guy only painted one coat of paint in a number of areas where he said he had painted two. This stuff is supposed to be durable enough to take a light sponging, and it's just wiping off the wall with ridiculous ease.

I'm gonna have some painting in my future... That is, I'm probably going to be painting a number of spots on 1/3 the walls/doors in this place before I move from here. Ah, joyous joy... On a side note, anybody know how to get old latex paint off of linoleum floors?

So is moving a hot water heater from the attic above the 3rd floor master suite down to the garage as expensive and PITA as I have a feeling it will be?

Too many factors to say without seeing it first. It basically depends on how easy it is going to be to tie back into the water lines once it is in the new location.

But if you're only going to be there for 5 years or so like most townhome owners I don't know why you'd worry about it. Heck, you could proactively replace the water heater every 10-15 years if you're that worried about it. I don't see the point of moving it unless it's a super easy relocation.

risk of the water heater failing is not worth the cost. the cost could be extensive to do that.

they also only live about 8 years if they get heavy use, so keep that in mind. 10-15 years would be very fortunate.

I've had a number of things (not household related) fail just outside of the warranty period myself.

I can only assume it's a conspiracy. It's certainly damned inconvenient.

Roofing question - I just got an estimate to have the roof re-shingled with a 30year architectural style from CertainTeed and it came in at 12k! The last roof I replaced was 5 years ago and it cost 2k. Granted the house is a little larger but not 6 times larger!

Really dependent on a lot of things....roof pitch, dormers, shingle type, roofing area

You have to give a little more than that. Though 12,000 would make me crap my pants.

Ugh...The attic space over my sunroom doesn't have a good vent system and the excess heat is causing the shingles to fail way too early. They don't leak, but the grit is popping off them. I'm going to have to replace them soon and I'll probably put in a gable vent and some soffit vents. I'll probably wait until next winter to do that though.

Long story short - if you price it at per square foot it went from $2.70 to $5.00

So long as there is some sort of drain pan under the water heater, you're attic is a pretty good place to put it. Attics are almost always the warmest part of your house which helps the water heater do it's job, thus saving you money.

Who knows about recycling your old gutters? I was watching one of those make over shows and they said they got 400 dollars for the old aluminum gutters. Is there a place in Raleigh that this can be done? I have about 247 linear feet of gutters to scrap and on that show I know it wasn't even close to that amount.

I'm not sure if they're the best to go with however. Ask in the garage about where the best place to take old aluminum gutters would be (best $).

I've been re-screening my back porch because the wind has torn it down a bit over the last couple of years. Whoever added the porch on did a good job except that at the top of the screen there is only about 1/4" of surface to tack on the screen, so it doesn't stay put and is hard to pull taught. So I had to add in some 2x4's along the top. Waiting on the wood to dry out for caulk and paint but all this rain is not helping.

I really hate projects like this. It's not going to be an addition or real improvement, just fixing something that was already there. No fun at all

yeah i know. it just happened so fast, i came home after going to the beach last weekend and it went from healthy looking green grass to a yellow skeleton.

i guess it doesn't matter a whole lot, it's about to be torn up when the sprinkler system goes in next week.

we bought 14 trees as well. Trying to get a way from the whole postage stamp lookin' back yard.

that isn't a bad price at all. are you getting a second water meter?

for your sake, i hope they know what they are doing and not mess up the grass much. all it takes is a little special care when turning the trencher.

yeah, will be getting a second meter. Luckily it's a lot cheaper in durham than raleigh. ~$500 in durham. I think it's at least double that in Raleigh. and like $8.5mil in Cary.

They're handling it all.

Well, at first they asked me to call the city and see what was required, since they primarily work in Wake County, but I told them that I was paying them so I wouldn't have to deal with that.

That's lame as hell.

On the good news front, I've almost completed repairing all the stuff in the bathroom that was broken now.

The leaking tub faucet which was POURING water into the wall behind the shower is replaced/fixed. All of the moldy caulk has been removed, the tiles cleaned, the cracked old grout removed, and new grout put in its place (this is just along the edge between corners and between the wall and the tub, I didn't do ALL of the grout). Soon new caulk will be put in (along with a little more grout to patch up one area) and I'll put in the new TP dispenser (as the old one was torn out of the wall and "taped" to the wall by previous tenants to hide the damage, lol).

New bathroom sink faucet is also awesome as well. Makes this place a lot more showable for when we're going to look for more renters.

Anyone know where I can get bartley's gel stain in the triangle?

Closest place I can find is Graham, NC, but i'm thinking there's probably some small local woodworking shop that might carry it.

If not, anyone who's got experience staining wood recommend a gel stain? Minwax is shit, but it's all anyone seems to carry around here.

I'm staining pine beadboard. Pine isn't terribly absorbent, so a standard stain (even with wood conditioner) winds up splotchy based on my tests with some reject boards. Also, I've already installed the beadboard, so I need something that won't run.

Need to locate source of water stain on drywall, wall currently open; waiting for it to rain. Could have been cat pee

Leaky faucet, valve replaced.

Broken toilet, toilet innards replaced, now it leaks, have to take it apart again.

Neighbors have bat infestation, I'm getting my attic gable vents bat-proofed to the tune of $680.

Getting new gutters next week, cheaper than I thought, ~$500.

Well I was about to replace the AC unit upstairs in my home, and was under the assumption that I had a heat pump system. Was going to replace it now so I can take advantage of the tax credit, and it turns out I actually have a furnace for heating and AC for cooling.

Need a little advice here.

Would it be worth replacing the unit entirely with a heat pump? Or should I only look at replacing the AC portion and outdoor component of the split system?

the best thing to do would be to price it out. its difficult to tell without looking at it, however, my hunch is that it would be more expensive to change the entire thing out to a heat pump.

one thing you have to be careful about when changing out a furnace or an AC unit is making sure they are compatible and are to the same HVAC code. if they are an older set and one goes out, often to have to replace both to comply.

I would call a couple of different HVAC companies and have them come look at it and price it.

We're replacing the garage door opener this weekend after the motor ate the chain on the last one a week ago. I think it was original to our almost 30 year old home so it's time for a fresh one, but upon reading the manual it sounds like a death trap. POSSIBLE INJURY OR DEATH at every step!! How exciting!!!

bobby - not in the triangle but i somehow recall a Woodcraft in burlington. they'd probably have it. haven't lived in raleigh for years now... it may be gone by now.

woe - need gutter repair work and decided to add the leaf guards all around the house while we were at it... estimates ranging from $1000 to $6000... i hate working with contractors. argh.

My parents have crappy neighbors that do that. They let their dogs crap in the yard.

I'd be a dick about it on their behalf, but I kinda have a code of ethic and like this oath thing I signed and a background check going on... That wouldn't be too wise of me.
