Both names will be on the title. I told my buyer's agent and she doesn't think there will be a problem either...I don't understand why you said:

married to scrager since june.We closed on our house March 31st, and had *no* problems. On the documents it just had our names, with 'unmarried' beside them, and we had an extra document that granted ownership to the sole survivor (which is automatic if you are married, since your spouse gets everything unless the will specifies differently).Once we were married, we paid $40 and had the documents changed to reflect the change in my name and our marital status.just mention it to the lawyer you get to do the closing.

I'm getting married in a month! My fiance is finishing up school and looks as if I should be starting a job either right before we get married or right after. We have been together for 7.5 years. How easy is it to get a house on the first time home buyers' program type things when both people are working making at least 40k? I only have about 5k saved up but by may or june hopefully a little more like 10-12k.

You should be fine.On a sidenote I talked to my lender today. He said he got an application where the guy has listed his assets as $25 in his savings account and $1.63 in his checking account.

^^ You'll get a loan, but you'll get smoked with PMI.It's an additional fee on your monthly mortgage payment that's only there because you're a first time home buyer & you're young. It's not chump change either. I think it stays for like 2 years unless you make huge overpayments & get some more equity in your crib.Sucks [Edited on February 8, 2007 at 1:52 PM. Reason : .]

if you have good credit, you can bypass the first time homebuyers program, and pay no PMI even with 100% financing.
