I'm trying to see this as a 300k+ neighborhood ... But it's really hard ...
P.S. - If someone over-pays on a property because of its "potential", then they have already lost out on that potential. The buyer will have to wait for neighborhood restoration and market conditions to catch up so that they can sell it for what they paid for it, while the seller has already taken the cash for the "potential".

If you've owned and lived in the house for 2 out of the last 5 years, you can exclude up to $250K in capital gain from the sale (i.e. you can make up to $250K in profit before having to pay any taxes on the gain). I think greed would have led me to hold on to it. In a neighborhood with no comps i had to start somewhete. It was a good investment on my part and I made money while the majority of folks were losing money. Nothing greedy about that.
