But, are you an owner occupant or is it an investment property? I am referring to investment real estate (non-owner occupied).

Primary residence - you get more legal protection if its your primary residence and you sign the sheet at closing saying so. (Disclaimer - im not a lawyer)

First time home buyer here planning to put 20% down on 15-yr loan. Living in the Triad area.

Any suggestions on where to shop for loans to get the best rate? Plan to avoid banks and stick with Mortgage Corporations or possibly a Credit Union.

NCSECU had a crap rate considering I was putting 20% down.
Ended up with Countrywide and refinanced later with Coastal Federal Credit Union

Try searching on Zillow, that's where I found the lowest rate.
