Quicken charges a lot in closing costs around origination. they know that they have the volume and that most people look at the rate, not the APR, so they can get away with it. They are great to take as a competitive quote, but not the best to use overall.

Closed in my garage...closer said he closed one last week under someone's deck...interesting times.Also told me he had a guy get 2.6% fixed for 30 years, but didn't know the bank or if he bought it down....Mine closed at 3.125%...$1,550 in closing credits and $1,260 in closing costs (plus tax/insurance escrow - just front loaded but not a "cost")

I called Wyndham and got the 3.125% rate on a 30 yr Fixed, but there's substantial closing costs ($6k or so). I'm on a 7/1 ARM with 5 years left at 4%. Unsure whether to move forward or not.

If you are at 4%, you may consider getting a higher rate loan that offers points towards closing.Instead of going to 3.125%, maybe you just go to 3.5%, but instead of paying $6K in points, you get X back in lieu...after all, just looking at costs relative to savings. Wyndham doesn't charge points, so transactional fees should be below $2K (appraisal, title insurance, etc.). If you owe $250K+, a half point would pay for those costs in 2 years...golden beyond that.I was in their upper eschelon package, as I put 50% down, have credit above 800 and was just doing rate/term (no cash out)...was pretty easy with $450K in equity in my house.

Wyndham offered me 2.625% on a 15 year fixed today, or 2.25% with $10k in closing points. The lower rate doesn't even really make sense, as it only saves you $3k total over the life of the loan. I think I'd be better off throwing that $10k in the stock market right now.

Closing costs were pre-paid taxes/insurance, which I get back from my other mortgage that is getting paid off. I will have to prefund a little more than I'll get back, but then I'll either get it back or get a reduction next year after taxes fund and insurance renews...

Provident was good. But I used them as a competitive quote and then got that rate with my primary bank (BofA). I am at 3.375%. Rates swing pretty wildly by day these days, so you could end up with 4% on one day and then 3.5% at the same points the next day. My 3.375% came at a cost of $5,739 if you exclude escrow. Even though my credit is above 800 and I only owe 60% on the home, the point of my loan is a cash out for a home renovation, and cash out comes with a rate premium. I'd probably have gotten 3.375% with no points otherwise.

The credit is tied to the loan value, so if you are borrowing $400K, u may get more than if you are borrowing $200K.Best rates are for 720+ credit, rate/term (no cash out) refis with 25%+ equity...

Just locked in at 3.375% on 20 year fixed through Provident, $230 in points, ~3500 in closing costs. Was 4.5 years into 30 year mortgage with 5 year ARM, at 4.25%. Monthly payment is about what we pay now, but we are planning on this being our forever home, so basically knocked 5 years off what we had left and got lower rate. I think (hope) that makes sense to do. This shit makes my head hurt.
