I don't know what their intentions are, but there is still a bit of exterior painting that needs to be completed.
It will be painted before I close though.


The deck is 98% complete. There is a board on the stairs that needs to be fixed, and the whole thing needs to be cleaned.

Only minor paint and trim touch ups are needed before closing.
They will also pressure wash the entire house later next week when it is a little warmer.
Everything went well and we are set to close on Friday.
They sodded the front and side yard, and seeded and straw'ed the back yard.

We are mostly moved in.
Closing took longer than expected because the wire transfer did not go through like it was supposed to.
Ended up signing the paperwork, driving to the bank, then driving back to the law office to finish.

The moving company arrived at 10:00 on Saturday, and left at 8pm. They only moved 90% of what we wanted moved. Their scheduler didn't send enough people and they couldn't finish.
6 car loads later and we have almost everything. Still one or two to go.

Time Warner comes tomorrow to run a line and give us internet. Then I won't have to hot spot off my phone to post.

Hopefully my epoxy flooring kit will get here by Friday, as I have help lined up for this weekend. It should make the garage really pop.

Once we get cleaned up, organized, and have some more stuff put away I'll throw up some pictures.

Congrats on the house and looks really great. Does it still have the 3 car garage? I thought in one of your earlier posts I saw a mockup of 3 car front entry. I only see 2 now. What happened?

There are three bays, but only a 2 car door. The third bay is a workshop/ storage function.
The two windows to the left of the garage door are still garage.

Started prep tonight for the epoxy floor, and the kit arives tomorrow so I can etch the floor tomorrow night.

^^^I epoxied my 2.5 car garage floor in December. wasn't too bad...only problem was the low ground temps causing the curing process to take longer. good luck!

I originally got a quote to have the garage floor done by a company. They wanted $3000.

Bought the kit from Epoxy-coat.com and used a free shipping coupon. Kit was $500.
Chose custom color chips with graphite grey, hunter, and forest green.
I purchased the 500sq.ft. premium kit, which can cover up to 1k sq.ft. if applied thinner. I have ~630.
Bought a wider squeegee and telescoping pole based on online review/ recommendations.


The prep was time consuming but fairly easy. I purchased a propane weed burner to burn off the fibers from the concrete surface. This was optional, but I read it would give a better coat appearance. I swept, burned the surface, swept, acid etched, brushed, washed the surface twice, then burned it again. I wanted to make sure it was fully dry before we started. I have about 4 hours in prep.


Today's temp was 50 degrees when we started, and 57 when we finished. Today took 3 hours. The instructions were easy to follow and straight forward.

We mentally divided the garage into 4 sections, and were going to paint left to right and back to front.

My father-in-law helped today, and my brother will help with the clear tomorrow.



The color coat and chips are applied. I applied the chips lightly at first, then decided to go back and add more.
The kit includes a 5lb bag, which is heavy density. They quantify as light medium, and heavy applications. The light application just wasn't quite enough, so I went through again and went to a medium application.

The clear follows the exact same process, just with no color flakes. The directions say foot traffic in 24 hours, and fully cured in 3 days. I'll be able to park in the garage on Wednesday night.

Next weekend we are painting the garage. The builder wanted $600, and we can get the required paint and supples to do it ourselves for $100. My wife did say that if we can find someone to do it all for $300, then we can do that instead. I'm probably painting next weekend.

The first weekend in March is when we move all of the garage contents from our rental house where we were staying into this one.

Looks good. I am possibly buying a new house soon and was debating doing this as well before I fill it with crap. As someone who isn't exactly a handyman or does many home improvement projects how easy or difficult was this to do yourself? The price difference between having someone else do it and doing it myself makes this one way cheaper to try to figure out

It really is as simple as painting the garage floor. You just have to mix your pInt first.
It is rather permanent, but it is like a 2-3/10 where 1 is changing a lightbulb, and 10 is a full kitchen remodel.

It took about 1.5 hours to do the clear coat today. One thing I skipped, but would recommend, is having a leaf blower to pop the bubbles that can form. I popped mine by hand and there are little divots where I popped them.

There were two issues:
1. The unit was not charged at all

comparing thermostat setting from house to house is a completely useless exercise.

it all depends on the temperature right where the thermostat is reading. A 75 setting at one house might be an average ambient temperature throughout the zone that's completely different than the same setting at a different house.

Phase 1 of the front retaining wall complete. 99 -12" bricks.
Phase two is the next tier at the top, and phase three is filling it all the way with dirt and positioning the plants again.

Been in the house 4 months now.
Used the master bathtub for the deck get time, the went an ran errands for a couple hours. I came home to water drops and wet tape lines on the downstairs ceiling.
I have drained 3 gallons so far from the ceiling. Plumbers are coming out on Monday since I have the problem contained.
Then I get to start the fight of having the builder replace the entire ceiling in the living room, because I am not going to deal with mold.

That fucking sucks. Sorry to hear that. I'll be interested in finding out how this goes for you. Can't believe the plumber didn't test the tub correctly. Such an obvious and easy step. Did you get a home inspection done? Some home inspections will test this on a tub if it has panel access (in my experience - four home purchases including three new builds).

They seem to think it was the overflow, but I think they didn't properly glue one of the joints.
They claim it was tested multiple times, but I'm not so sure.
Had 5 gallons collected by the time it stopped dripping.

They came today and put some caulk on the drain and overflow. Needless to say, I'm not happy with their fix and have a call in with the corporate office.


The retaining wall and planter has made a bit of progress.
180 bricks, 3 cubic yards of dirt, 1 cubic yard of mulch, and a bunch of new plants.
The dirt was free, and the mulch was $10. I did rent a walk behind front end loader for $280 as opposed to shoveling it all myself.

^^ i would spray a line of round up around the base of the bricks. Makes it easier for mowing and a weed whacker will tear up the brick (at least from experience for a very similar wall at my house)
