^^^ Just about every custom builder I've come across, from the small builder to those who build the million dollar homes. I've worked for both and currently work for one. The walkthrough before the closing is the one chance you have to find anything cosmetic for us to fix. State Law requires a one year builder warranty. I would not take that to the bank though. If the builder goes out of business you are not going to get any service. If the problem is something miniscule and they refuse to help you, then it is going to be more trouble to make them fix it than it would be to do it yourself.
If you have a major defect then you can go the attorney route, but that is never fun.
As far as cosmetic stuff you do not have a leg to stand on unless it is noted on your pre-move in walk through. The builder is not going to fix things that were damaged after closing obviously, just like if you buy a car and spill stuff all over the carpet Ford will not fix that for you. The only way to prove something cosmetic was ther prior to closing is to get it on your walk through.
The post closing warranty walk throughs are for nail pops, trim problems, and any other defects that have arisen. If you damage something they are not gonna fix it. 6/5/2008 12:41:55 PM |

our upstairs unit wasn't able to keep up all weekend either. apparently my parents had the same problem.
the units at our new house are considerably larger, but so is our house, so i'm guessing this will continue to be a problem.

it's not in this area--it's in little river, sc
it's $75K under what some others are listed for and by far the cheapest 3 bedroom around. the only one that even comes close price wise is still a good $20K over what mine's listed at.
the problem is the golf course that it's on was closed and the owner of the golf course didn't mow it for almost a year so it looked like a damn jungle outside--nobody was interested in that and i don't blame them. now that that's been sold and has plans to reopen in about two months (and it already looks great compared to how it did) i think it'll sell pretty quick. there's def money to be made by somebody if they can buy it where it's priced now and sit on it for 6-12 months while the golf course really gets going again and hopefully the economy in general gets a little better. i just can't stand sitting on it much longer, i'm working in asheboro and can't afford another place until it sells so it sucks pretty bad having to waste a whole tank of gas every time i want to go down there for a weekend--I love the place but the fact is it's just too much $$ for me right now given where I'll be working the next few years (3 year commitment with my current employer bc of all the training they're giving me)
anyways...last i looked there were over 8000 condos listed in the area so that part sucks too. i really think this golf course deal is going to be the difference though. i'm hesitant to drop my price anymore bc 18 months ago some were selling for 70K higher than mine is listed. hell the guy who i bought mine from made an offer on one across from mine (to one that's on the waterway and worth a little more) for $280K and got turned down.. I'm asking $100K less than that for mine right now.
i mean, sure, dropping the price would probably get interest--but given that the golf course is opening back up i don't think that's necessary yet anyways6/9/2008 7:47:52 AM |

My a/c can't keep up either. I even bumped it up from 74 to 78 degrees and it still ran until at least 10:00 last night.
I've heard most units can only make about a 20 degree difference, so once it hits 100 degrees you're not going to get much cooler than 80 in the house. There are exceptions of course. 6/9/2008 10:20:44 AM |

20 degrees is about the average...although townhouses and condos are different.

You can put in an attic fan as well. I actually installed one in one of my gable vents, but I haven't finished the wiring. The plan is to pull air across the attic so it doesn't just sit there baking all day. Should help the shingles last longer as well. 6/9/2008 12:54:31 PM |

^^ No. The outside air temp is 98 degrees right now. I bet it is 120 in my attic. The fan will have a thermostat to make it automatically kick on whenever the attic temp is over 105 or so. Common sense says that cooling the attic space by 10 or 15 degrees will cause less heat transfer into the house. Also, it's not good for the shingles to have massive amounts of heat underneath them. It will cause the grit to pop off and then they stop shedding water.
