Yeah, I definitely have a pretty large portfolio of architectural styles (exterior elevations, interiors, plans, etc.) that I love. Trying to also keep a list of all sorts of small items I'd like as well as items like automation that I don't see the point in trying to retrofit but would certainly put into a new home.

Metal roofing is definitely something I would consider. If we build, I'm definitely trying to go for low maintenance + efficiency and metal roofing could actually fit in quite well with some of the modern and contemporary styles I like. Some of this may mean that it is smarter for us to wait a few extra years to make sure we build it "right" and not compromise as much

8k for hospital is right for vaginal delivery. But if you get an epidural, add anesthesiologist. Then there's the OB's fee for the delivery & prenatal visits. And then the pediatric physician bill for seeing your child after birth.

I also had a radiologist bill bc we thought I had a blood clot in my leg after. Total was somewhere between 15-18k before insurance iirc. Vaginal delivery 2 day stay.
