here's my woes...

I currently have my house on the market due to the fact that my wife and I feel like we need more space and storage. A garage would also be nice.

But since the economic situation that we are in, we would not be able to afford but 2/3rds of the house we prequalified for 2 months ago.

Now I am stuck with the dilemma of sucking it up and adding on or going ahead and buying a larger, but not as nice as we want house.

Two days ago I finally sucked it up and just did the whole yard without the help of pros. My neighbor came over and aerated it for me and I seeded and fertilized that night. It worked out great since it rained yesterday. Let's hope I see some grass in a few weeks.

Not that it's a woe but we just bought a house off Ridge Road that is going to be a fun gutting project.
Going to be doing a good bit of work myself. Lets hope I do not get in to far over my head.

Welp, the lawn got aerated and seeded this past Saturday. So of course it looks like complete hell now with the little plugs everywhere... :-/

I'll give updates when I start seeing some growth.

And while the windows are funny looking, that is a NICE big house, the inside pics are pretty, and that grass looks like it's coming in damned nice.

I now have grass. My neighbor who did his yard himself said it should look really good in 3-4 months. I also may fertilize the front lawn sod to make it greener.

so here are my woes...been putting them off for a while, but I cant anymore.

Biggest - Need new a/c and furnace...15k - old one was pushing very little air b/c they designed the duct work all wrong, so that needs to be fixed too, but is included in the price. My power bill this summer was about 350 per month (in MD) and the a/c would run from about 10am to 11pm nonstop.

2nd - Have to get new insulation in my attic...split level so the attic is huge. Getting spray in stuff so it will run about 2k since I only have about 2 inches of insulation up there right now.

3rd - Something is clogging the drain pipe going from my septic system to the leech field, or some shit like that. I had the tank pumped in July and it is already full again...no estimate on that yet.

After I get all that done, I will hopefully be done for a while with major projects b/c the house is structurally very sound.

It just kills me to think of all of the other things I could do with this money, especially on a teacher's salary.

if you have carpet, run it underneath. buy some conduit and attach it to the wall.

level is off, root growing in the line, etc... any trees growing near the tank or septic field? if the septic field is full of inorganic material or the tank bacteria has died, it could cause your issues. depending on use, every year for pumping seems reasonable.

Next project for me is getting about 6 overgrown holly bushes/trees removed from my fence line. I tried trimming them back, but the fuckers grow so fast I was trimming them as much as I was mowing my lawn.

My biggest woe is the damn creek that forms one border of my property. It only gets any water flowing into it when the primary sections of creek overflow so the water gets pretty stagnant and you can imagine the bugs. Ive tried to clean it out somewhat but I need to get some heavy equipment back there to do it right, trouble there is the yard stays so damn soggy all the time. I am praying for a dry winter, so I can rent a bobcat or something and wreak havoc on this mess.

Before we bought our house, the previous owner build a large deck off of the back door. Love it, but the problem is since we have plants on it, and we water them, I'm pretty sure we're getting a good amount of standing water under the deck (she apparently didn't do any type of drainage down there), so if you go outside when it's warm, you will instantly be eaten by mosquitoes.

Not a huge woe, but it's what I'm dealing with recently

couple lawn questions.

1) i chopped the grass down pretty short, raked, fertilized and seeded (90% fescue, 10% blue)...but I had all these grass clippings sitting in a pile so I decided to spread them over the more bare spots in my lawn to help lock in moisture for the seed i just laid down. i didn't put it down all that thick, and I just figured it would decompose and all would be good. Anything wrong with this approach?

2) I've been noticing holds in my lawn, maybe about 1" deep and 1-2" wide...and for a while i couldn't figure out what was causing them until yesterday i saw a worm in the bottom of one of them. Now I know worms have some beneficial properties when it comes to lawn,s but I don't want holes all over the place. What are my options (assuming the worms are causing the holes)?

1) nope, nothing wrong with that at all, way better than straw, and it will also break down and fertilize the soil eventually. I do the same thing when i patch bare areas.

2) no idea, haven't run into that one before.

argh stupid poorly constructed homes.

it's amazing that if someone in your neighborhood has a problem with their home, you too can expect the same thing.

at least the quality is consistent.

don't buy a centex home.

The homeowners association sent out letters to everyone the other day, part of the letter read like this:

I want to know who is being a whiny little bitch. Man up and ask your neighbor to cut his tree off your fence/yard, don't whine to the HOA. I know it's not me because even though I have a tree hanging over into one of my neighbor's yard I did ask her if she wanted me to cut it back in the Spring and she said no it was fine. Now my neighbor on the other side... that is a different story. They have a tree that is damn near hanging over my roof and is right over where I park. I hope he has good insurance.

I'll admit I've called my HOA a few times. Sometimes I drive by places near my entrance and not near my house that never care to their lawns so I just get the HOA to deal with it.

^^^^I have neighbors who have an ugly ass tree that most of which hangs over into my yard right over where I park my boat. They dont take care of their yard at all, so I took a chain saw and cut limbs out of that tree right up to the property line. They never said a word.

my sod is so thick and dense and rooted that my lawnmower had a hard time with it. The sod was 100% successful. I now wish I would have sodding the entire yard...

i have two pecan trees near my driveway, and in the fall the squirrels get up there and chew through the shells and crap is always falling on the cars and staining them (have to wax to get the stain off).

is pecan valuable at all? if the wood is worth anything will someone come out and just take the trees, or would i still have to pay something?

you may be able to advertise "Free Firewood" on craigslist...you may be able to convince someone to take them down for you. At the very least, you could probably pay someone to cut them down for you, then have someone from craigslist come cut it up and haul it off.

called my dad's hvac guy and he fixed in 15 minutes what the other retards couldn't fix after months of trying. the retards were sent out by my home warranty, which has now expired.

busted limit switch

now we'll see if the heat lasts. so far so good

1) whats involved when you pay a HVAC company to come out and do preventative maintenance on a heat pump? From what I can tell it's mostly just cleaning out the coils which can be accomplished by getting a can of cleaner from lowes and DIY. Anyone ever done this?

it sounds like the belt in our AC unit is dying good thing we're on heat now.

we had to replace the thermostat, since the old one thought "70" meant "just hover around 80, no matter how much you're adjusted."

we re-built the front lawn ( http://i81.photobucket.com/albums/j211/kitty_b/House/LAWNWORK10-11-08005.jpg ) and filled it in with top soil. threw down some rye grass to get it to the spring, but it isn't showing any growth yet.

and the popcorn ceiling above the shower is peeling.

Just picked up this beast of a wood stove on Craigslist:



The house doesn't have an existing fireplace / chimney so I'm looking for Class A chimney pipe. Anybody here know of a good place in town or online to get the stuff cheap? We're planning to hit up the Habitat ReStore, as I've seen it in there before... Cheapest I've seen online so far was here:

But it's still looking like we're going to break $500 on pipe, flashing, etc. Installation won't be a problem, but we're talking about a pretty penny more than the stove cost for the chimney. Anybody have any ideas?
