Eh, if you want a decent place to live within walking distance of campus, try Ivy Commons.
I'm living there now, rent is $600 a month (total) for a 2br/2ba, bi-monthly water looks like it'll be about $40-50 (although I haven't gotten the second bill yet, I'm just knocking the $40 service fee off of the first bill), our electric last month was just under $90, the month before that it was about $126. It's pretty nice. You get either a ground floor patio (which is big enough to grill on) with "privacy walls" made of brick, or if you're not on the ground floor you get a smaller patio that looks out into the parking lot (I like the ground floor more myself, way easier to move into). We are located inbetween the ghetto and the ghetto (usually every week there's some cops/fire trucks at the neighboring complex), but our complex is pretty private. Only trouble is kids looking to sell magazine subscriptions and, if you leave your car doors unlocked, your shit will get jacked (durr). The places are pretty nice overall and relatively clean, the management is pretty good, although they were a bit lacking on minor repairs (for doors, locks, slow drains). They come with stacked washer/dryer units (that are pretty nice in terms of capacity, but they do eat up electricity), and working oven/range, dishwasher. The place looks pretty nice too.
The neighbors are pretty nice. There's a lot of students here. Most of the time it's pretty quiet here (with the odd party).
Located about 1/2 a mile down avent ferry on your right, just past varsity.

Yea I'm living in Gorman Crossing too. Not the townhomes, the side that the office is on. They renovated them but they still look somewhat old. But cheapness offsets this. Except for a few little things, I have no problem with the place. I'm in a 3 bedroom, 1.5 bathroom apt, hardwood floors, sliding glass door, patio area.
I pay under $300 every month, and that includes my share of internet/cable and power bills. So if you are looking for a cheap place to live, Gorman Crossings is it.
Oh, and that bullshit about it being ghetto? It is NOT ghetto. The only reason people would say that is because there are a lot of minorities that live here, but everybody has been really friendly and/or kept to themselves, so I would have to disagree on that. I live there now; 2 br 1.5 bath. We got in when the new management had just arrived so they were running rent specials - ours is $520/month, includes washer/dryer and water. The electricity can get a little high mainly because the heating & a/c unit is old as dirt. Ours has been serviced multiple times, but we haven't been without heat or a/c for more than a day at any point. If you get a 2 story like ours, both bedrooms are upstairs - you will find it impossible to keep these rooms cool during the summer. In the cold, they do fine (the heat works well). Aside from that, we have all brand new appliances, new carpeting, new vinyl flooring in the kitchen & baths, and fresh (but cheap) paint.
The location is convenient to about everything. You're within walking to both frat courts (if you care), a food lion and a few restaurants. You're right on the wolfline. And 40/440 is just down Gorman.
I don't see the "ghetto" everyone speaks of; as far as minorities (which I assume gives the place its ghetto rep) there are a lot but they keep to themselves. Its pretty quiet too, at least it my area. The college students around make a ton more noise than the hispanics or asians.
All in all its not a bad place to live. Doubt I could make it a home for more than a couple years, but its pretty damn cheap so you learn to deal with any problems you may come across.

I can tell you that I got an awful lot of play there, saw alot of slip n slide parties there, drank there, got high there, and did other various illegal/stupid things there, but I'm glad I never lived there!
