I have a lease through Preiss until the end of July for my apartment, but one of my roommates and I will both be working out of town (in another state) this summer... so because we can't find our leases at this exact moment, do any of you know how getting out of a lease early with Preiss works? We aren't leaving because there is anything wrong - we just don't want to have to pay for a place we won't be living in. Thanks... 1/7/2006 10:02:25 PM |

most likely you cannot, unless this out of town job is military related and you have orders stating such.
they are pretty clear on that in the lease agreement, and i've talked with the managers about it several times (i am shipping out in may for OBC and my lease runs out in july) 1/7/2006 10:07:21 PM |

hahaha, find someone to sublet 1/7/2006 10:07:41 PM |

well, it isn't a huge deal... more than likely we will just have to pay the remaining months (which will only be two) and they should subtract the security deposit from that... So it wouldn't be too bad... I wasn't thinking that we could just get out without paying anything - if that was what the "haha's" were for, I just wanted to know how it worked...

See if someone needs a place to stay for the first summer session and sublet it to that person for the two months. My husband used to live in a Preiss apt and they let him do that when he moved in with me. 1/7/2006 10:24:58 PM |

without doing something dishonest, there is nothing you can legally do 1/7/2006 10:31:00 PM |

I'm in the same situation myself. I start a new job in a new state next month but my lease ends in June. As mentioned, I don't think there is a way out besides subletting. Also, I wouldn't suggest expecting your deposit to automatically pay your rent. I'm pretty sure if you don't pay the rent, they'll evict you first and then use your deposit for court costs. 1/8/2006 3:37:00 PM |

It CANNOT be used as rent. This is generally written into the lease as well.1/8/2006 3:41:15 PM |

I got out of a lease with Preiss last year. They're gonna want you to find someone to take over the lease. We put an ad in the Technician and had 3 people interested in our place (at Red Wolf Crossing) by the next day. 1/8/2006 7:25:57 PM |

That's your first problem. That lease will tell you everything you need to know. Go buy a cheap $20 file cabinet at Wal-mart, find your lease, and put it in that filing cabinet when you are done. If you can't find it, uou can also go to the office directly and ask them to make a copy of your lease. They should have no issues with that whatsoever.
There are a few exceptions for getting out of your lease ... military being one of them (as has been stated). Those exceptions will be listed in your lease.
Otherwise, check your lease (see a pattern here?) and see if they will allow you to sublet the room for a month or two. You may get lucky and find some people who want to stay over the summer but have other arrangements starting in August.1/9/2006 6:09:45 AM |

Thanks for everyones' input... I am just going to pay rent as usual and that way I only have to move once and I have somewhere to stay when I feel like coming back to Raleigh... We haven't had any problems with Preiss - in fact, it has been a pretty good experience...

NEW QUESTION!!! (i can use the search function)
How easy would it be to break a lease because your upstairs neighbors are smokers and the smell is coming in through the dryer (they have already put a valve type thing on it for us) and the bathroom vents, and the smell makes me cough and gives me migraines 2/11/2006 7:51:48 PM |
