^^it doesn't make me feel great. the neighborhood doesn't have a ton of comps to go off of either. I can cover the spread if need be, but hope I don't have to.

Brent road runs into the street it's on funnily enough.. I'm sure y'all can figure it out from there

Hey man if it’s the right house for you and you plan to stay there for a while it’s worth it. I got 13 offers in a listing in Morrisville not too long ago. Can’t beleive the fools that were trying to negotiate down. I had to make a spreadsheet for my seller to go off. The winner won by paying cash. They had strategically sold their old home and put the money in the bank and went to a short term rental. The highest due diligence on those was 5K. My seller went with the all cash and ended up getting more due diligence out of that buyer on a counterbalance offer. It closed no problems.

Inspection was nearly perfect - really never seen anything so well-maintained for a house that's 62 years old. Appraisal comes back tomorrow or early next week. Fingers crossed.

Shameless plug for my business.

I have been a full time agent for 15 years and worked in many facets of real estate through many different economic climates. (they each have their pros & cons and different strategies to maximize results for clients)

I work for an established and large office with a national brand here in Raleigh. You can contact me through this site about listing your home, or set up a search and I will not harass you with too may calls. https://brandonwilliamson.findmytrianglehome.com/ I take more of a consultative approach with buyers (and I am full of info) because I don't think buying a home is like a new furniture item or used car.... On the other hand when selling your listing I will go full court press with a staging consultation, the best professional photos I can get, measure and draw up the home using an appraiser, have a virtual tour done and even bust out my 4k drone if it will help get the right shots!!! My average for single family homes over the last year is 3-7 days on market and they almost always get multiple offers and sell over list price.

I also own and operate a boutique real estate firm in Wilmington that can help you with all the beaches. I have agents that service everything from Atlantic Beach down to the SC border. I personally handle anything in the Wilmington Area. You can contact me there at http://www.navigaterealty.com.

^if you see any good foreclosure deals or short sales in the Beaufort / Morehead City / Atlantic Beach / Pine Knoll Shores area, let me know. Would be looking to pay below market, but can close all cash. Budget $350K.

I am about to sign back up for RealtyTrac. I had let it go because the frenzy around Raleigh is real. Deals are harder and harder to come by....seems like only way is if someone (a seller) either does not know what they have or do not care and just want out. Most of the house flippers I know are knocking on doors now because once anything is on open market (even auction) the price goes nuts.

I will see if I can set you a search on realtytrac for that area.

^agreed. I haven't bought a foreclosure since last year as too many have gone near retail.

Was looking at a tear down just south of Downtown Raleigh and it went for $228K. My max was $195K. Another one went for closer to $248K - either a tear down or a gut to studs and complete rehab.

Beach houses peaked in 2007 and have not recovered. I know my mom's, which she bought for just over $200K 25 years ago peaked at $700K+, but now would be lucky to get $400K. If someone bought in last 10 years and wants out, they will likley be under water if it is ocean front.

Seems like with rumors Apple and amazon are looking at the area, it’s going to be a feeding frenzy for speculators… can’t be good for ordinary buyers coming up

^^seems like you may be done for quite some time if you are waiting for things to cool off. No signs of that in the near future from what I can see.

If this is a competition, I purchased by 2br/2ba in Charleston in 2010 for $230k and had an offer to purchase in late 2016 for $450k before we pulled it off the market and added on instead.

I only posted as mine was near/relevant to NC State as the previous one. I won't get started with my commercial investments.

Too add to the insanity. I know people who bought houses in Brooklyn in the 500-600k 6-8 years ago range that are worth around 2 million now

I’m waiting for the bubble to deflate.
