It's actually a pretty nice area, since it's a dead-end street, it has nice neighborhood feel. The neighborhood has really improved a lot since we've been there also. There's been about 7 new homes built and one currently under construction.

The home looks very nice from the outside, but I saw very little of the inside. In fact, you took mostly pictures of flowers in the garden.

I like it though.

I'll make a bid of $50,000

I added more interior pictures to the photo gallery. Somehow I forgot to include those earlier.

Somehow I don't remember seeing 170k earlier as the asking price.

makes me offer look shitty.

what work needs to be done on the home, or is this a rehabbed place?

what does it typically rent for?

Ok so the interior looks like this is a rehab job

appliances come with?

I thought I saw there are 2 ovens, whats up with that?

the 2 full baths, are they community access or private access to some of the bedrooms?

Maybe I should swing by and look, it might up my offer.

There isn't much work to be done. It has been almost completely remodeled. The hardwood floors are newly refinished and most of lighting fixtures are new. I bought it in 2005 and I've lived in it since then, so I don't know what it would rent for; I would have to do some research to figure out a comparable rental price.

The appliances come with the house, except the washer and dryer. The kitchen does have two ovens, which is consistent with homes of this age. It's nice to have a small one and a larger one in my opinion. It's great for cooking things that need to be at different temperature as well. One of the bathrooms is community access with 3 of the bedrooms and the master bedroom has it's own private bathroom.

You're welcome to call or email me to set up a time to come look at it.

I wish the previous owner of my house had done fruit trees and bushes instead of all these azaleas, rhododendrons, and pine trees.

The fruit trees and bushes have been in the ground for over 2 years, so they're starting to produce a good amount of fruit. I'm really going to miss the fresh blueberries.

It looks to be a great home. Something you might want to consider is the vast majority of residential real estate transactions in our area are co-brokered. Since you do not have the home listed, none of the buyer agents are going to show your home.

In essence what you are trying to do is sell a home at the top of it's value or maybe even slightly above, in a depressed real estate market, with 60-70% of your potential buyers ruled out from even seeing it.

When people buy a FSBO they expect to get a really good deal so sometimes even though you think you are saving money not listing it, you are also really limiting the scope and quality of shoppers that will see the home as well. This will result in lower offers.

The house has a whole lot going for it based on the great landscaping and how well you have kept it, but you might want to be a little more competitive in your marketing if you want to get top dollar for it.

Good call on the MLS...What were the prices on your CMAs? And you may want to consider removing the actual % that you''ve got advertised for the buyer's agent commission...just a thought...

It should start showing up on MLS soon, depending on how often the various websites upload the data.

Man, nice-looking place. If it was a little lot cheaper, I'd make a bid. But alas, I am too po'.

Good luck selling it.
