I'm starting this thread in an attempt to get young professionals who are in the RTP area looking for a house to buy interested in the house. This area is great for young families with or without kids. (pool, tobacco trial, playground)
We live by Southpoint Mall and are very close to everything I-40, HWY 55, HWY 54, 540, etc.

^^ good feedback, but that's all of the houses in this neighborhood. Given that, we have to differentiate on the inside, because we can't change the layout.

^^ I don't think that was meant to bash you and obviously that would help you sell your house. Rather, it is ludicrous that they are still selling houses to people who obviously aren't in the financial position to be buying a house if you can't even afford a down payment.

I hear that kind of talk all the time, but there are people who *have* money, but just don't want to tie too much of it up in their house. I could have put a decent amount down upfront when I bought my house two years ago but I did 100% or near that so I could have more cash on hand. Was it the smartest financial decision for me? maybe or maybe not, but just because I did chose 100% doesn't mean I wasn't in the "right financial position." to buy a house]8/12/2010 1:04:01 PM |

I understand that. I could have easily put down a lot more but only put 10% because I'd rather eat a little bit of PMI and keep more cash on hand myself. But the way it is worded: "No downpayment money?" is what gets me. If you have the money and would be capable of putting down a decent amount and choose not to, that is one thing. But people who don't have enough money (ie can't afford it like I originally stated) to even consider any downpayment need to either look at a much cheaper house or re-evaluate their savings rate and wait for awhile.
This is what sets up the situation where someone loses their job and within a just a few months can't afford their mortgage payment already because they never save.

The open house is actually this Saturday (not sunday, I just called the Realtor to tell her)

The inside of the house isn't too bad, but for the price you can get much more square footage in another location. I don't know what the other homes around it are going for but you're probably paying for the "location" more than the house. Why someone would rather buy a house that looks like a shoebox on .11 acres of land just to be near a major shopping mall in Durham no less it beyond me.
I do however like what you've done to the inside. Hopefully someone who agrees will be happy buying your house, it's just not for me. Also, if you're trying to show off the fancy "custom Italian tile" in the bathrooms you should probably have a picture of the bathroom floors in your listing. If it was one of the ploys the builder used to sucker you into buying the house in the first place you should try and sucker someone else in with them too.

^ really good feedback there. And yes, we should have taken a picture of it.
It was actually work that we had done once we moved in, and it makes a ton of difference in the way the master and secondary bathroom look.
Again, good feedback though.

I'm sure proximity to RTP has nothing to do with it. It's all about that mall.
