So go test your theory and try to get a loan for at least 500k (prob need over 1M) to buy an apartment complex.

Curse those buyers for their good credit and responsibility.

SPK, without these credit worthy individuals to assume the liability of such large loans how would real estate get significantly cheaper? would the price of building materials and labor automatically adjust to make the cost of new construction suddenly decrease? the land they are on become less valuable? Or would they just quit building new ones all together, raising demand(and rent) for existing facilities.

^^^It's not a theory that I need to test. It's a fact.

Did y'all really think we could flood the market with cheap loans, inflate housing prices, and that renters would be unaffected?

I'm afraid this may be a messenger situation. Like, you guys think I'm really dumb and whiny so you're automatically disagreeing with me. But I think I'm actually correct about this very basic concept.

^? It's already getting cheaper. I'm not saying loans are bad...I'm saying people went buck wild with loans, having cheap money parties, and the working poor didn't have access to that same cheap money so yeah, RENT IS TOO DAMN HIGH.

Considering that a shitty studio apartment in the ghetto costs 900 bucks in NYC I can see why he is upset.

But you also don't have to live in new york city.

^^Do you guys enjoy being total jerks about a simple point? Yes, I've watched the news:

Quote :
"BridgetSPK: Idiots actually thought we could solve the problem by extending the loans to the working poor."

I'm probably using two different definitions of "working poor" throughout this thread.

But you know exactly what I'm talking about.

You're just being a jerk.

And, to be clear, I'm trying to clean up my language so from here on out just know that "jerk" actually means "fucking prick."

I mean, seriously, you went back through this thread and reread my posts just to post some catty little comment about a seeming gap in my understanding. You know I've watched the news, and you know I'm well aware that loans were given to people who had no business getting them. So why are you talking?

I like the longer video. He goes on and on about Obama and jobs and bailouts and you're like ... come on ... get to it ... you know you want to. And finally, after whipping the viewer into a frenzy, he reveals how he feels about the rent. And it is TOO DAMN HIGH.

^Yeah, my boss has a nice house he rents out to a family for 1600. He said he felt guilty raising their rent $100, but he could easily be getting closer to like 2400. He's just hoping they'll move out at some point to fix the moral dilemma.

My rent has gone twice in the two years. $1200 -> $1350 -> $1550 for a 900 sq ft two bedroom in University Park 27607.

The bright spot is that I'm on a month to month contract. With any luck I can find something equally suitable and leave the owner/management company holding the bag just after students return to town in Fall 2022.

My mortgage has stayed pretty much the same. Home values have skyrocketed though, which I guess is a blessed curse. .I plan on selling in the next few years, so yay! But I'm sure my property taxes are going to go up slightly... Boo. And whenever I buy my next home, I'm m sure I'll be paying a hyper inflated price
