who insures a property i am renting if the landlord claims not to have insurance?
it's about my car getting smashed - apparently the property insurance should cover it without costing the landlord anything, but i dunno. help me out guys.

well, if he's truly liable it shouldn't matter if he has insurance or not.

true...but if he owns the property outright, is he required to have homeowners insurance? if not (and i really don't know) and the tree wasn't "hazardous" (namely dead and in danger of falling), then i don't know that he's really liable

a tree fell on my car
my dad said that when a tree falls from one yard into another, where the tree FELL is who pays the damages, not where it came from, and that it isn't a liability issue since it's natural disaster, so it shouldn't affect the insurance rates or anything. the landlord has other storm damaged properties but told me that the insurance i was talking about wasn't required?

Homeowners insurance is required by lenders but not the state.

Call your insurance company and they should take care of things.

my car was off the road getting repaired...no insurance cause i wasn't driving it.
had i any thoughts of driving it, i would have had insurance but i pulled the fucking engine out, so why pay 75/mon insurance was my thought.

i THINK this is dependent on the insurance company, but i know that this is true for mine (travelers)

i believe renter's insurance would cover this, but if you're like me, you didn't bother to pay for any

seriously, though, it's entirely possible that your landlord is NOT liable for your property damage

^ possibly...i'm far from an insurance expert, so there may be some sort of insurance that covers that (burning down as a result of something like an electrical failure) but not natural disasters

^^^ Renters insurance covers your belongings. You're insuring your things. The landlord is on their own when it comes to the apartment. They should have their shit insured. If not, tough shit.

If you don't have insurance, and you have nobody you can call from an insurance company, try calling a lawyer who specializes in cases like this (property damage and what not).

But I get the feeling you should have gotten renters insurance, as this is an act of God unless you can prove that the tree was rotting and he has reason to believe that the tree should have been removed. I'm getting the feeling that your landlord isn't liable.

Renter's insurance can also cover negligence on your part (e.g., get drunk and burn the place down).

apparently i gotta call the attorney general's office monday and ask some questions about my situation, i don't want to jump the gun and call my landlord a liar.
i am however considering moving somewhere that does have homeowners insurance...me not insuring a 20 year old car that wasn't on the road is one thing, but a landlord without insurance is just plain fucking stupid.

renters insurance is like $10 a month or even less depending on how much stuff you have

it would indeed cover it, and would have been a simple matter. thing is the property is old and long paid for, so since no lender is involved no insurance is required, and frankly the landlord is a cheap bitch.

Eh.......it's been awhile, but when I've landlorded in the past, the insurance only covered my property (i.e., the house) and not the tenants property.

^^Bullshit. Homeowners, renters, and fire policies (the most typical you would see) all have exclusions about automobiles. As somebody who is likely about to be a landlord, I have been checking into all of this stuff, because I will have to transition my insurance from homeowners to fire insurance since my current house is not paid off. It a tree fell in my yard and hit my car and shed, I would have a homeowners claim for the shed and a comprehensive auto claim for my car.

Since you didn't carry insurance, nobody is going to pay for your busted piece of shit. Sorry. I had a Camaro that I took off the road before I sold it and I dropped all coverage but comprehensive for this exact reason. It was parked under a big fucking tree and if a limb punched a hole in the convertible top, or worse, I wanted to have a check in my hand so I didn't owe the lender for a car that was crushed by a limb.

^^Sorry, I meant many of the default policies. You can pay extra for riders and additional coverages, like automobiles.

But again, that is his responsibility, not his landlords. If he doesn't pay for it, then he shouldn't cry about it when he can't reap the benefits. Just like these people who try to sign up for insurance only when a hurricane is approaching the state.

I'm not baiting you into a troll fight. I am calling you a little bitch for wanting others to take financial responsibility for your actions, or lack thereof.

BTW I like the idea of keeping an old car running. My daily driver is 95 Ranger pushing 289k miles. Guess what, I don't have collision on it, but I do carry comp. on it to cover my ass. Hell, had to use it last year when I was behind a semi that threw a rock up and hit the glass. But unlike you I paid for it, so I get to use the service when its needed. I didn't cry about the truck drivers insurance not paying for it, or call him a cheapskate bitch. And I think they are a dumbass for not carrying fire insurance (if they do not), but that is their stupidity, not yours, and would not affect the contents of the home or your vehicle.

it sat getting repairs for almost 6 months, that is a lot of insurance money for a car that by all rights would be fine right now had the weather not gone psycho to have just needlessly paid on it. i admit, yes, God caught me with my pants down. I really didnt expect it to get totaled IN MY DRIVEWAY. the car's bluebook is ~2000, so paying ~500 in insurance for it to sit there (at the time) seemed silly, since it wasn't going anywhere. I spent almost 1200 in repair expenses, so it wasn't a good move at the time to be dropping 80/mon protecting what wasn't (in my mind) in any danger.

not having renter's insurance (and not just you ^ anyone that rents and doesn't) is THE dumbest thing EVER. it is SO cheap and and helps with any number of things that could go wrong. think about getting robbed. or a washing machine flooding. i mean so many things could go wrong and end up costing you $$$$$. why not pay for some cheap as shit renter's insurance? i don't get it at all.
