Sweet, a vault in the basement as well? It sounds like they want to try and show it off. It could be a nice accent for a restaurant or a bar.

The Garland should be opening sooner rather than later, though I think they'll be opening a late night food take-out window before opening the full restaurant

Yeah only thing I can find is job postings from last month. You'd think they would have a website up by now to at least let people know they're coming even if it didn't have a menu, etc on it.

^^^ Aren't they moving the Bus depot too? those two things together need to happen

Moore Sq isn't so sketchy that I don't want to walk through there, but I'm definitely not hanging out in Moore Square and am unable to enjoy the park space.

The Marriott that they built downtown right next to the Sheraton is freakin' gorgeous. Stayed in there for our wedding night, and the day prep, and the rooms are wonderful, lobby is spectacular, and the front desk staff was very nice (gave me a room upgrade, yay!)

^^ Part of the problem is that different churches set up there in the mornings to give out food. Which just encourages the homeless to camp out in Moore Square. We went to Benelux one morning for breakfast and when we first parked next to Moore Square there was one church out there, and when we got done with breakfast over an hour later there was a different church group out there giving out food.

Now I'm not saying that the churches shouldn't be free to run programs to feed the homeless, but I don't think it should be done directly in the park. There should be a shelter facility that these churches come together to run and give these people a roof over their heads and services to help them get out of homelessness. Giving them some chicken biscuits in the park in the mornings isn't really doing them any long-term favors and makes it so the rest of the public avoid the park.

They can move it to the soup kitchens, don't need to do it in a park. They can move it to the soup kitchen I volunteer at, we need more people.

I'm glad to see more apartment projects on the docket. I think it was a mistake to focus mostly on condos initially.

^agreed. Apartments should bring the much needed density to downtown living, allowing younger people with less liquid assets to have a piece of the downtown experience for 1st and last months rent. This density will lead to more restaurants and bars in the short term, but eventually should result in retail/grocery/entertainment options that downtown is starved for.

Also, only the ignorant call brutalist architecture "ugly". It's a boxy office building in Raleigh where people toil their worthless souls away, it's not supposed to have flowery decorations so you can pretend you're in grand Pari.

I partially agree. However I think the big mistake is overcharging like hell for the condos. The inflated prices blow my mind, given that this is Raleigh, not Chicago.

^that statement doesn't express the truth of the matter.

The vacancies are low right now because they sold all/most of the open inventory in a series of low price auctions (some at 50% of the original list value or lower). These sales have driven down real estate prices on the downtown grid, causing most owners to not even be able to sell or refinance if they wanted to so the inventory is effectively frozen at this point.

we are talking about rentals. Even in buildings managed as rentals (hue for example) they have very low vacancies and high prices. If the prices were too high for the market, then they wouldn't have low vacancies. people want to live downtown, there is a small supply, so prices are very high.

"condos" are not rentals. They are owned by individuals. The post you were responding to was discussing the high price of condos. Rental prices are right in line for the market, with the premium being paid for the benefits of living downtown.

Hue was initially build as condos, they went bankrupt, were bought at bank auction by the group that are now "renting" them. Rentals are clearly priced right and in high demand, I don't think anyone is arguing with you on that point. Hell, there are 1000 units coming online in the next 2-5 years.

dtownral was discussing apartment pricing, while you were discussing "condo" or "sales" pricing.

I agree with everyone with regard to apartment pricing, its right on, or else the owners would lower them to a point where they could get 95%+ occupancy.

It was finished in 2008. Thats a long time to sell units, and they still have 3 that have never been lived in. I know they reduced pricing, and offered extras (including multiple extra parking spots) to incentivize sales. Definitely not a horror story, but far from a downtown raleigh condo success story.
