I love the tailgate atmosphere for football at Carter Finley (which won't be changing), but State basketball doesn't really have a ton of tailgating due to the weather during most of the season (although that wouldn't be a problem this year) and the Hurricanes normally aren't good enough to play in the months when tailgating is even an option.

I really like the PNC (plus it's getting renovated in the next year or two anyway), but a downtown arena would be a lot of fun aside from the obvious parking issues. I too, would love it if Raleigh could support a baseball team.

So hypothetically, if we were to get a baseball team - which team is most likely to leave their current city? The A's? Also, could we even get one based on the rule of having MLB teams a certain geographical distance from Minor League teams (i.e. the Bulls)?

I think Raleigh could potentially support a team with all of the development and influx of people coming in, especially from the North. It's a lot of seats to fill for a lot of games but I think we could pull it off.

Big stadiums, yes, arenas not necessarily if they are designed right, but most are not. See Verizon Center in DC as an example of how it can be done right (ground floor retail spaces on all sides of the building).

the Nationals have a minor league team in Woodbridge (Potomac Nationals), which is almost exactly the same distance it would be for the Bulls and downtown Raleigh (~21 mi)

Yeah Lillys is definitely better, that was the closest comparison I could think of, in my opinion it's in that ballpark.

Capital Creations is the best normal style pizza in this part of Raleigh though

I know there's a big plan to overhaul the interchange to/from glenwood and 440. other than that, I haven't seen any changes to glenwood or creedmoor / edwards mill in the works. it sucks that they only do traffic studies based on the proposed construction and current flow without taking into consideration current or upcoming projects that are within the construction time-line. shits about to get real on glenwood.

^^I graduated in 2009 and remember driving through Boylan Heights and houses in there were in the low 200s. I'm not sure you can find even a small bungalow that's remotely updated for under half a million now.

I feel like everywhere between Peace Street and Hillsborough Street have some extreme density in the works. From my own recollection there is:

Smoky Hollow phase 1, phase 2, and phase 3) all the way to Hillsborough (400H, the two bull dozed lots around Hillsborough and Boylan, plans for the lot beside Saucer, and two towers in the warehouse district.

I know Raleigh is growing, but do we have the supply of people and business downtown for 8 to 9 twenty story towers? I'm supportive of growth but I am concerned that the development will either be unfinished or uninhabited in some sort of economic downturn.

It took multiple years for them to sell out the condos in the PNC Tower. Your buildings are fine.

didn't they finish that right after the crash in 2008? so that might have had something to do with it. They where selling those condos cheap if i remember, damn i wish i had money in 2008 would have totally bought one.

i should have never bought an old house for my first home. should have got a downtown condo or a nice townhouse outside of downtown. would be bank now.

I had a condo downtown in the Warehouse District before the Dillon, it was nice and I made a ton off of it in two years. PNC Tower is definitely cool, but the HOAs were absurd, so I stayed away from it for that reason. A lot of those condos will be around $600/month in HOA dues and, to me, that's just throwing money away.

^^ honestly I did what you wish and I personally wish to have done as you did.

I bought a condo downtown years ago (2006) and wish that I had bought a standalone home. For the $280/month HOA, I could have bought way more home or spend the same and have way more equity. I probably would have purchased more home and netted those compounded annual gains on that price point.

I agree that HOA fees are just thrown away money. It's by no means an efficient use of capital.

I bought a condo in downtown Raleigh at almost the worst time in 2008 and just sold in 2016. Lost about 17% in the deal. If I'd of sold this year I would be about even. Looks like prices are bumping, and even saw a million dollar townhome on Zillow. You can get a million dollar townhome 4 blocks from the beach in Santa Monica.

The city council is making sure that the supply of people are there for these new condos. They are forcing all growth into SE Raleigh, which unfortunately is limiting the amount of affordable housing to be built downtown.

I wouldn’t pin it on city council. SE Raleigh is the last pocket of cheap dirt near downtown so it’s prime for redevelopment. Also it’s a federal opportunity zone under the new tax code.
