We’re putting our house back on the market. Some of you guys might remember me posting this a couple of years ago. It’s a long story, we actually were under contract and then buyers loan fell through a few days before closing, it was a heartbreaker. We took it off the market since we had a baby on the way. But now that our little guy is 1 year old and things are back to normal, we’re going to try selling again before mortgage rates climb much higher.
It's an Apex address, but it's really closer to Wake Tech and Crooked Creek Golf course. Straight down Lake Wheeler Rd. (south), about 10-12 minutes from the Tryon intersection. We've been in this home for over 5-1/2 years, and have really enjoyed it. The neighborhood is small but established and nicely wooded and spaced. The yard is perfect for big parties and entertainment, and plenty of room for a dog to run and play. No HOA dues, no city taxes. Neighbors are super nice. We're just looking to get something a little bigger as we grow our family.

Our 2010 disappointment spells good news for any new buyer, because the house was inspected and we fixed all the little things they found. Also the termite and septic inspections passed. Of course all these will have to be performed again in the event of a sale, but it means there won’t be any major surprises or problems.
Also, our house and the location qualify for a USDA loan, one of the few 100% financing options still available. If you do some research, you can see that USDA loans can be very attractive options.
A couple of changes within the last two years… Kitchen: new granite countertops, stainless steel sink, new faucet, new cabinet hardware. Laundry room: new tile floor, paint, and shelving. New modular closet systems in the master and the guest bedroom closets.

I remember your original post, and how much I liked your house then. I especially love the upstairs bathroom!

Thanks for the compliments, y'all. The agency photographer came by and the pictures are finally up on MLS, so now you can see pictures of the kitchen and nursery and living room. We've had a couple cruisers roll by slowly, hopefully we'll have a couple showings this weekend. 3/29/2012 8:47:03 AM |

Well we've had 2 showings and I'm pretty encouraged by the results. First showing gave feedback that the house shows very well and is on the clients' "short list." Second showing was Saturday and their agent told my agent that we may be getting an offer in the next couple of days! My fingers are crossed, but my hopes aren't up yet. 4/2/2012 11:04:04 AM |

Good luck! We had 8 showings in two weeks and an offer came in Saturday night! Now we have to overcome the appraisal hurdle.

^Ha! It wasn't even a half hour after you posted that that we got the call. After some minor negotiations, we're under contract!!
