hhahahaha forgot to put price. the tax value on it is $177,000 so I am going to shoot for a sale of $250,000.
also, it's by the Wilmington International Airport. it's off to the side though so no aircraft fly directly overhead. (no noise)
Oh and there is an old historic grocery store on the corner. It's on the national register of historic places.

i've always heard that tax value is (usually) around 80% market value, so that's closer to $221-222k
could also be the case like my friends' place where their tax value was HIGHER than their market value, so there's that

Well the tax value gets reassessed about every 8-10 years or so and is just based on acreage. The market value fluctuates a lot within this time frame. This land has some very large pines (4+ feet in diameter) and dozens of large sweet gum trees (2-3 feet in diameter) that aren't reflected in the tax value. I'd say they increase it's value for a residential buyer about 50%.
The zoning is Airport-Residential. This means there will never be any more than 1 single family residence per acre in the whole area. That is GREAT for someone building a dream home. There will never be any condos or apartment complexes popping up next door. 7/25/2012 12:58:11 PM |

hmm very interesting about the rezoning. well if they do rezone the place, it would be a bit more traffic on the road but the land value would go up. Btw, my pines arent slash pines, they're longleaf. they're the kind that made Wilmington worth settling in the first place. and MATURE sweetgums are gorgeous. they're very beautiful with leaves that look like maple. they just don't do well in a yard because the gumdrops r like little landmines for your bare feet. get u some crocs or birks and u fine. 7/26/2012 5:19:32 PM |

all the timber pines are slash pine and get chopped down WAY before they get as old as mine. These Longleafs are bigger by far than anything I've seen anywhere else in Wilmington. The Sweetgums are mature but not that unusual.

it's very nice and private back in there. Half of the houses in there have horses.
appraisal isn't necessary, you can just look at what cleared land in the neighborhood is selling for per acre. it's around $40,000 per acre back in there.

Actually, if there are mature longleaf pines you might not be able to legally cut them down, that's red cockaded woodpecker habitat, it should be professionally surveyed first.
Loblolly pines are the main producer for pulp paper, not slash pines.

Don't worry. I'm definitely not going to chop down those nice pretty trees. There is enough room to put 4 houses out there without interfering with any of the nicer trees. There are sort of zones in there. There's the Sweetgum zone down where it's wet. (about 20% of the property) Mature Pines up where a house used to be 100 years ago.
