Still considering purchasing a condo there, but right now we are really happy with our house in the Oakwood area. I'm not sure I can give up my garage.

^^are they going to brew there own beer on site? Seems like a small location for that. I am guessing its going to be a small tap room/restaurant?

I am jealous, dtownral. I went walking through some parts of Oakwood before and after the Cooke Street Carnival, makes me really want a home there. Not in the home-buying phase right now so... yeah, maybe in the future. Wonder if rentals pop up much?

Pretty awesome that Oakwood is such a desirable neighborhood these days.

Needless to say that wasn't the case even five years ago.

I'm on the edge of expensive homes and sketchy. I've got a great block, small older homes, but just a few over it changes a lot. Gentrification is slowly taking over the sketchy parts though, so that's good.

^^I mean, still some parts of Oakwood that people are liable to call sketchy. "Historic Oakwood" and some of the more expensive blocks behind the Govenor's mansion are obviously separated in some sense.

I'm taking a guess that Cooke Street Carnival wasn't entirely representation of the neighborhood outside that gentrified area.

You can find them from time to time. They're usually on the less gentrified side.

When we were house hunting we looked at a lot of houses around Oakwood (not the fancy part lol), Oakdale, Mordecai, etc. But unfortunately you were either spending way above our price range for something move-in ready or you could pick up something below our price range but it was basically dilapidated so by the time you renovated it it was way above our price range Maybe once we start making the big bucks we'll look in that area again.

Oakwood was one of the fastest appreciating neighborhoods in Raleigh for several years leading up to the housing bubble burst circa 2006. Five years ago it was certainly one of the most desirable neighborhoods in Raleigh.

10-15 years ago might have been a different story, but that's the case for most of the areas surrounding downtown (Oakwood, Mordecai, Boylan Heights, etc.)

Oakwood has been desirable for longer than 5 years. There have always been fringe portions of it that are/will be thought of as a bit rough.

Between East St and Person St has been desirable. Idlewild and Heck St not so much.

Yep. My wife and I definitely were interested in something more downtown where we live but settled for something outside of it due to several factors but that was one of them. There were very few houses with garages on houses in our price range that fit our other criteria.

It's implied that we want a garage not simply for storing a car, but for storing tools and doing other types of projects.

So apparently the new patio for Raleigh Times is non-smoking, yes? I guess that's not surprising, but I could see enjoying a pipe up there. Oh well.

My initial reaction to that was disappointment, but Tyler's is close enough that I don't need another pub. I think that's a good play, I wouldn't be surprised if the gastro-pub trend starts to slow.

I am sad though that Tyler's is still the closest option for me, its convenient but their service is soooo bad (and most of their food is too).

I often wonder what would have happened had raleigh been a little more ahead of the curve during the housing bubble, meaning condos built in 2004 instead of 2006/7.

Oakwood is an interesting spot, there are only a cluster of streets there where I'd really want to live and the rest of it is still not what i'm looking for. I don't specifically mean race* when I say that I also mean low cost apartments, duplexes and run down yards. I know a guy who bought a place down Edenton during the boom, expecting the rest to be gentrified. To this day he still lives in Oakhood and is sort of regretting it.

To whomever asked above, yes, parts of Mordecai are built up as well. I like a lot of the homes there but I do find that some areas there befall the same issue I have with oakwood.



*I'm not totally naive of my behavior and the race of the surrounding neighbors does have something to do with it. Hence my "specifically" and "also" in my comment.

I felt comfortable with my find in Oakwood, don't think I would be in Mordecai.

Why would race have anything to do with that part of downtown? I don't like what you are implying..

It's very close to St. Augustine which is a historically black college and also East Raleigh in general is more poor and also more black (and latino)

pnc went under contract on 2 more units this week. 1 left. the demand for corner units (have been sold out a while now) is very high and those prices are on the rise.

Looks like Slingshot Coffee is opening up a space over by pie-bird. Mainly for manufacturing, but a small pick up window for on-site purchases. I bought a bottle at Tasty Beverage a few months ago and enjoyed it.

Also, this reminds me, has anyone been to the chocolate shop in the warehouse district lately. I went before xmas last year and bought a few bars as gifts but this article reminded me that I haven't been back or heard much about the company since. I rarely see their bars for sale, and didn't know if they were still afloat or if they improved the space at all.

^^^Slingshot is pretty good, I met the woman that runs it at the Cooke Street Carnival and tasted some of her wares. She's pretty big to plug that she's "one of the first people to really bring this type of coffee to the South" and I can't help but raise an eyebrow at a claim like that. I guess yes, not many people are doing ONLY cold brew coffee, but almost every major coffee shop makes small batch cold brewed coffee, I mean christ, CupAJoe's been doing it forever, and it's pretty great.

I'll still go to the opening party, Phil Cook is playing and they'll be some food trucks. I'm interested in the collaboration that Slingshot and Trophy Brewing are going to do.

^ lol yeah that's a pretty ridiculous claim. Caribou Coffee has been selling cold brew here since the 90s.

Tried to go a couple Mondays ago but apparently they're only open Wed-Sat or something. If the weather continues to be like this maybe I'll try to go again Friday and try out their hot cocoa. I've heard it's pretty awesome.

I thought they were going for a coffee shop vibe, but the few times I've been its just a counter with 3 or 4 different bars to select from and a few folks wrapping bars and doing general office type work. Its such a cool space I guess I was hoping for more of an experience.

It is definitely weird in there, I was there fairly recently and it was still just the random counter with 3 or 4 bars to choose from. Felt like a waste of such a pretty space. I still prefer Escazu for the variety and atmosphere, I'm curious what their new location will look like.

^Agree, even Ezcazu in that location would be better. If they were going to do what they are doing now I am curious as to why they didn't buy a smaller space in the warehouse district. It just feels like a waste at this point. They should have a coffee shop, vibrant reading/study area, tours, more varieties of chocolate, etc.

^^ I heard that Escazu decided to stay in their current location and take over the space next door when Market moves out. They're no longer listed as a tenant at Person Street Plaza.

I know, right? If Ezcazu was in that part of town I would frequent them a lot more--plus they'd actually have foot traffic. I'm concerned about them after Market moves out of their space. They benefited each other by sharing a customer base--and without Market to bring in some more people, will Ezcazu get people up to them? Maybe if they make it more of a cafe space.
