41 story building coming to hillsborough

?? I won't necessarily take you seriously unless you have more details.

I can count four spots downtown on Hillsborough that have been proposed for large developments in the past decade and have zoning that would allow something that big.

301 Hillsborough (Southwest corner of Hillsborough/Dawson, across from the Clarion). 25 story hotel/condo project proposed by Reynolds Father/son duo, the developers of Quorum Center. It fell through in 2009 and the city now owns the property.

400 Hillsborough (Northwest corner of Hillsborough/Harrington). This was proposed as two hotels and possibly apartments/condos by Winston Hospitality but fell through a few years ago. Now owned by what seems to be a hotel developer based in Oak Brook, Illinois.

501 Hillsborough (Southwest corner of Hillsborough/West). Proposed as an 8-10 story mixed use building by HBS/York. Nearly the entire block is still owned by HBS.

601 Hillsborough (Southwest corner of Hillsborough/Glenwood). Proposed in 2007 by Sandman, developer of the Paramount condos, as a 20-30 story condo tower. Property ownership not entirely clear.

Old bookstore is now a pile of dirt/hole in the ground.

But the student center is going to be supremely badass.

^when does phase 1 open? There are some pictures on facebook that look close to substantial completion, but the blog and updates on the project website are stale since January '13.

The new section should open soon. At which point they will close the old section and renovation that.

The former HST/former Theater would be perfect for a small music venue--it's even got the marquee. A bookstore was never an ideal use of that space anyway. Unless you want The Brewery 2.0, though, it'd have to have another draw as well, maybe a bar that people would want to go to even if there doesn't happen to be live music that night.

#1 There are already enough venues of that size in the area to handle the amount of bands coming through that can draw to a room like that.

#2 No parking in the area is a bummer when you're trying to get 150 people in at once five nights a week.

In the last year or so Pantana Bobs has gotten to be crazy packed on Thursday nights for their mug nights. It's shutting down on Nov 1 though. Outside of the Alley, there's really no other current venue on Hillsborough that's really well suited enough to take over being the Thursday night spot for students. It'd be as good a time as any for someone to open a bar in the old HST spot to try and takeover that Thursday night spot.

I've always liked going there when the weather is good because of their deck, but the actual inside of the bar was the grossest place I'd ever gone to drink. Absolute shit hole.

Their $6 cover and then drink free with a PB's mug until the kegs run out has gone pretty well for them though. I'm in my last semester at State, and never heard of anyone going there my first 3 years of college (2009-2011), but ever since last fall that's been where seemingly ever goes on Thursday nights. With them closing though somewhere has the opportunity to take over Thursday nights around campus - EV/PR aren't really the type of places to do that and The Keg is way too small.

Yeah I liked PBs for the deck. It wasn't a place to go in August/Sept, but it was all right when the fall rolled around. Maybe something else will open up in its place. The thing about a place like PBs is that even though it was run down and nasty, it still had some affordable drinks/drink nights. All this high end decor leads to high end prices for drinks and that gets old quick.

PB's has a deck? Well fuck. I've never stepped foot in there.

Putting a deck on the old Sylvia's/Hotbox building seems kind of ridiculous. Whoever owned that spot doesn't have a great history of choices. However... people do love roof decks. I just have a hard time picturing it on that structure. AS LONG AS IT'S NOT ANOTHER PIZZA PLACE.


The news about Nice Price is pretty awesome. Making space potentially for bands and other events is always a cool feature. If VB and Friend start leaning towards more events, I know there are reading series and book-related activities that could happen there.

regarding the roof on hot box: they are about to build an Aloft hotel across from the belltower a couple blocks away, i think a deck on the roof is a great idea.

^Hmmm didn't think about that. Guess it's important to remember that development will change a lot for that area, and some of those neighboring businesses could do a lot to cater to it. Now that I think about it, morphing that building into something with a roof bar could definitely attract a business that better compliments the hotel. Could really go together.

STILL have a hard time imagining a roof deck visually in its current state, but that's me.

and there are 3 parking lots around that location (pay lot, North after hours, and across the street on campus after hours), its got a lot of potential

While the hotel won't have a roof deck, plans do include a bar or restaurant with a balcony a story above street level.

The old Hot Box building is adding the roof for whoever rents it next, and the new hotel across from the Belltower is supposed to have a bar/restaurant inside as well. There's a coffee place going in at the bottom of the new grad student apartments on Hillsborough and there's supposed to be some street level retailers in the new student housing place going up in the area where PB's/Time Out/etc. are/were.

they are asking for permission to shut down that section of Hillsborough St over break for utility work, but the timeline didn't seem like enough to bury all of the transmission lines. I think it will be done when Raleigh continues the Hillsborough St renovation in that direction
